The case for the land

There Are Cottages. And Then There Are Locations.

Buildings can be renovated. Kitchens can be replaced. Docks can be rebuilt.

But you cannot manufacture a point.

You cannot change which direction the sun travels across your property, create a long view down the lake, or reproduce trees that have taken generations to grow.

And you cannot create another Woodchuck Bay.

The cottage can evolve. The land is irreplaceable.

  • A true point

Water on more than one side, and a relationship with the bay a conventional shoreline lot does not have.

  • Southern exposure

Sun across the property through the length of the day.

  • A long view

An open sightline down Clearwater Bay.

  • Usable land

Relatively flat, genuinely usable acreage — rare on the Canadian Shield.

  • Protected water

Everyday swimming, paddling, docking and skiing inside the bay.

  • Road access

Drive to the cottage. No marina transfer.

The Point

Water Isn’t Just in Front of You. It’s Around You.

Walk toward the shoreline and the reason this particular property was chosen becomes apparent.

This isn’t a conventional shoreline lot.

It is a point.

The land reaches into Woodchuck Bay, so instead of meeting the lake in one direction it opens to several.

More water. More sky. Longer views. Greater separation.

A sense that the property occupies its own place within the bay.

There are only so many natural points on an established cottage shoreline, and once they are spoken for, they are spoken for.

You can’t build another one.

The View

Look All the Way Down Clearwater.

From the property, the eye travels down Clearwater Bay toward the distance.

It isn’t a short view across a narrow piece of water. It has depth, openness, sky.

The effect makes the lake feel enormous — while the cottage itself stays within the protected environment of Woodchuck.

Southern Exposure

Follow the Sun.

At a cottage, exposure matters. 14 Woodchuck Bay faces south, and the light follows the property through the day.

Morning outside. Afternoons beside the water. Dinner on the deck. Long evenings when nobody is quite ready to go in.

The property simply feels good in the sun.

More Than an Acre

And You Can Actually Use It.

Lake of the Woods is famous for dramatic Canadian Shield terrain. Granite and elevation are part of what makes the lake spectacular — and part of what makes many cottage properties difficult.

This one offers approximately 1.15 acres of relatively flat, highly usable land.

Room for children to play, for family gatherings, for grandparents and grandchildren on the same property at the same time.

The combination of real acreage and usable ground is much of what separates this from a conventional lot.

Shoreline & Protected Water

Cottage Life Starts at the Water.

A Lake of the Woods property lives or dies by its relationship with the lake. Here the shoreline is not an afterthought — it is the centre of the place.

Walk down for a morning swim. Take the boat out. Drop a line. Teach another generation to ski.

When the wind comes up, exposed water on Lake of the Woods can get big. That is when Woodchuck’s geography earns its keep: the bay can stay calm enough for swimming, paddling, docking and boating with children.

The property isn’t simply beside Lake of the Woods. Life here is organized around it.

The Landscape

Mature Trees. Natural Shoreline. Real Cottage Country.

Mature trees frame the land and reach toward the shoreline. Forest, rock and water come together in the unmistakable landscape of Lake of the Woods.

These are not landscaping features installed a few years ago. They took generations to grow, and they give the property privacy, shade and character.

This feels like cottage country because it is cottage country.

The Cottage

Comfortable, Well Loved, and Entirely Usable as It Stands.

The cottage sits close to the water. A vaulted, light-filled main room faces the bay through a wall of windows, there is a wood stove for the cool end of the season, and the deck does most of the living in summer.

It is not an architectural showpiece and does not pretend to be. It is a cottage that has worked for one family for more than thirty years.

A new owner could keep it exactly as it is, or take it in another direction — subject to the planning and building requirements set out below.

The cottage can evolve. What cannot be replaced is the ground it stands on.

A Rare Existing Footprint

What Is Already Here May Be Difficult to Recreate.

One of the property’s potentially most important characteristics is not obvious from a photograph.

The existing cottage has a substantial established footprint close to the shoreline, within the context of today’s approximately 66-foot shoreline setback requirements.

The owners understand the existing structure may benefit from legacy or legal non-conforming status. That understanding has not been confirmed by this website, and nothing here should be read as a promise of redevelopment rights.

Establishing the same footprint, in the same relationship to the water, from scratch under today’s rules could be considerably more restricted.

The value may lie not only in what is here today, but in what has already been established.

Any purchaser must independently verify zoning, setbacks, legal non-conforming rights, permitted uses, reconstruction and redevelopment potential with the appropriate planning authority and their own professional advisers.

“Location. Location. Location.”

The Story Behind 14 Woodchuck Bay

Some properties have specifications. The best ones have stories.

The current family bought the property in 1989. Not long afterward, there was an unexpected knock at the cottage door.

An elderly woman had come with her daughter. She was the original owner, and she wanted to see the cottage again.

She described a very different Woodchuck. Back in the 1960s this side of the bay was largely undeveloped, and they had walked the shoreline through the bush looking for the right place to build.

Imagine doing that. No established row of cottages telling you which lots were valuable. No decades of comparable sales.

Just the land. The trees. The shoreline. And the water.

They kept walking. Then they reached this point.

And this was the place they chose.

The expression that survived in the family’s memory was the oldest rule in real estate:

“Location. Location. Location.”

They built here, and their family enjoyed many happy years here. Eventually age brought that chapter to an end.

In 1989 the current owners became the property’s second long-term stewards. More than three decades later they are still here.

Children grew up. Family gathered. The cottage evolved. The trees kept growing. And the lake remained the lake.

All these years later, the remarkable thing about the original owner’s story is how little its central argument has changed.

Why this property?

The location.

Why Woodchuck?

Because a Great Property Should Be in a Great Bay.

The argument does not stop at the lot line.

Woodchuck is a small, established cottage community within the broader Clearwater Bay area of Lake of the Woods, alongside areas such as Deception and Kendall.

It gives you the feeling of being surrounded by Lake of the Woods while keeping the intimacy and protection of a bay. Big enough to enjoy. Small enough to feel like home.

  • Protected Water

When the larger exposed waters of Lake of the Woods are rough, Woodchuck can stay remarkably calm — which is what makes everyday swimming, paddling and docking so easy here.

  • Spectacular Trees & Natural Shoreline

Mature trees come right down toward the water. Natural rock, forest and shoreline blend together in the way that makes this unmistakably cottage country.

  • Road Access

Drive directly to the cottage. No marina transfer, no loading a week of groceries into a boat, no arranging every arrival around the weather.

  • Close Enough to Actually Use

Under favourable driving conditions, Woodchuck can put a family at Lake of the Woods from Winnipeg in under two hours. That is what turns a cottage from a twice-a-summer trip into a Friday night.

  • Waterskiing

The larger lake can be rolling while Woodchuck offers excellent protected skiing water. Good water for an experienced skier — and better still for a child getting up for the first time.

  • Fishing

Lake of the Woods is legendary fishing country, and Woodchuck sits in the middle of it. We are not putting the best spots on a website. Those who know, know.

Scarcity

There Isn’t Much Woodchuck.

Woodchuck is small. The owners estimate roughly 30 to 40 cottage properties or lots around the bay — an owner’s approximation rather than an independently verified figure.

There isn’t much shoreline. There are only so many points, only so many established properties, and only so many places where geography, trees, access and water come together this way.

You can build another cottage. You cannot build another Woodchuck Bay.

The People of Woodchuck

Maybe the Best Thing About Woodchuck Isn’t the Water. It’s the People.

Neighbours know neighbours. Families know families. Children grow up together at the lake, and then come back with children of their own.

People help one another. Stories get passed around. Someone remembers who owned a cottage thirty years ago; someone else still has the photograph. Another family remembers the summer all the kids were learning to waterski.

Over time those individual family histories stop being separate. They become the history of Woodchuck itself.

Beautiful geography doesn’t automatically create a community. People do that.

The people of Woodchuck may be the best thing about Woodchuck.

And Then There’s Lake of the Woods

Woodchuck Is Home. The Lake Is the Playground.

One of the best things about Woodchuck is that the bay is only the beginning.

Leave the dock and you are connected to the whole of Lake of the Woods — boating, fishing, waterskiing and swimming, exploring islands, visiting friends, finding a quiet bay, heading out for the afternoon and coming home when the light gets low.

The bay keeps everyday cottage life calm and close at hand. The lake keeps it endless.

Life at Woodchuck

Looking Ahead

The Next Chapter

The property has been in the same family since 1989, and the family is beginning to think ahead over the coming years.

There is no urgency, and no deadline.

For anyone who would prefer to purchase the property outright now, $2.5 million CAD is the level at which the family would be prepared to discuss an immediate sale.

But the real objective is simpler than a sale. The grandparents would like to keep enjoying some Woodchuck time without carrying the work and responsibility of maintaining a cottage.

The family is open to thoughtful proposals

  • A substantial all-inclusive lease arrangement, in which another family takes primary use and agreed responsibilities while roughly two weeks each year remain available for a family reunion, with occasional agreed weekends.
  • A purchase-now, transition-later arrangement.
  • Other thoughtfully structured arrangements that relieve the grandparents of maintenance while preserving some limited family use.

Where an agreement provides meaningful continued use for the grandparents through a defined transition period, the family may be willing to discuss significant economic flexibility.

We’re looking ahead. We love Woodchuck. We’re open to a thoughtful conversation about what comes next.
